The property is currently 73.5% occupied with an in-place cap rate at acquisition of 7.85%. The asset has considerable upside potential through leasing, which has seen momentum even during the current pandemic. The sponsor is launching $1.25 million in capital expenditures immediately upon acquisition in order to attract and retain high quality tenants. Capital Advisor Andrew Bouton negotiated a 3.50% fixed rate loan at 65% LTC with an Atlanta based bank. The non-recourse loan matures after a 5-year term based on 25-year amortization.
